		<description>get this ... we own a 7 bedroom Gorgian mansion and also an ajoining property next door . Total value £ 1.3M , plus we have £ 90k in savings plus assets like cars &amp; jewelry etc . We applied to HALIFAX to borrow on £ 100k .. we of course passed all credit checks etc and then we paid £ 600 for their valuers ( COLLEYS Ltd. ) to do a valuation.  Their report assessed our house as 4 bedrooms and only worth £800k.  The next day we had our own valuation done it surprise , surprise it was £ 1.2M !!  Then Halifax refused our mortgage stating they never lend against property adjoining an  small commercial office !! Even though we own next door ourselves !!! They are all one BIG RIP OFF ... !!</description>

HSBC have just offered me 3.24%, (this rate ended yesterday, and I got in just in time)

But its dependent on a valuation that will have to show I have max 75% LTV 

I have to pay non-refundable 192 pounds for this valuation, but they say they won&#039;t even tell me what it comes out at - only if its above or below 75%

If its above 75% then they will offer me an alternative....

So if their valuer is stingy about the value of my house, then this looks like a cheeky way for them to get 192 out of me.  

The next best offer available to me, will cost me an extra 2 grand over 2 years, if i take into account all fees and interest, so now i&#039;m trying to decide whether to risk 192 pounds to save 2 grand.  There&#039;s not much information to help me decide on the odds for this risk

any ideas anyone?

Surely it is in the interest of the borrower to have a vehicle else the property will be repossesed at the end of the term.  If the intention is to make overpayments then why not opt for the repayment mortgage allowing flexible payments?</description>
